The 99-room, four-story hotel represents a significant milestone in Bluhawk’s evolution as a premier mixed-use destination that seamlessly integrates sports, entertainment, hospitality, dining, and retail at the Center of Sport + LifestyleTM. Located at 16101 Shawnee Drive within the dynamic 277-acre Bluhawk development, the $18 million hotel is the first of three planned hotels that will collectively offer 349 rooms designed to serve the traveling sports tournament family and visitors to the region, as well as nearby businesses and the local community.
The May 20th grand opening was strategically timed to welcome travelers coming to Kansas City for the 2026 FIFA World Cup this summer, positioning Bluhawk as an ideal accommodation and entertainment destination for both national and international visitors while showcasing the property’s comprehensive hospitality, retail, dining and entertainment offerings.

The Holiday Inn Express & Suites Overland Park South is ideally positioned adjacent to the 255,000 square foot, world-class AdventHealth Sports Park at Bluhawk, the $92 million youth multisport complex that opened in October 2024. The facility features indoor ice rinks, adaptable sport courts, training facilities, family entertainment, and food & beverage, making it a premier destination for youth sports tournaments and events. A 155,000-square-foot expansion is planned to open in 2027 that will add more sports facilities, indoor/outdoor pickleball, mini golf, and interactive sports games.

The property is conveniently situated less than five miles from multiple sports complexes and family attractions, with easy highway access to Kansas City International Airport, Arrowhead and Kauffman Stadiums, and downtown Kansas City attractions.

Construction on the hotel began in April 2025, with Titan Construction serving as general contractor, Hoefer Welker as architect, Olsson Inc. as civil engineer, and Commerce Bank as finance partner.
Price Brothers Management will begin construction on Bluhawk’s second and third hotels following completion of the development’s next retail phase, slated to open Spring 2027, further enhancing the property’s ability to host large-scale tournaments and events.
