Code of Conduct

Bluhawk is dedicated to creating a safe, welcoming and vibrant environment for every tenant, employee, and visitor who experiences our property.

We ask that you treat everyone you encounter with courtesy, kindness, and respect. By working together to foster a culture of inclusivity and professionalism, we can maintain a positive atmosphere where all individuals feel valued, appreciated, and encuoraged ot enjoy all that Bluhawk has to offer.

Prohibited Conduct

The following activities are not permitted on Bluhawk property:

  • Disorderly, disruptive, threatening, or unsafe behavior
  • Fighting, harassment, intimidation, or abusive language, including racial, ethnic, religious, or gender-based slurs
  • Defacing, damaging, destroying, or stealing property
  • Littering
  • Running, horseplay, loitering, or obstructing pedestrian or vehicle traffic
  • Skateboarding, rollerblading, hoverboarding, bicycling, or operating recreational vehicles in pedestrian areas
  • Excessive noise, amplified music, or blocking entrances, walkways, fire lanes, or exits
  • Clothing that is indecent, gang-related, or does not adequately cover the body
  • Face coverings that conceal identity, except for medical, religious, cultural, or public health purposes
  • Possession of weapons or dangerous items, including firearms, explosives, fireworks, clubs, or knives with blades longer than 2 inches, except as otherwise permitted by law
  • Illegal possession, use, or consumption of alcohol or controlled substances
  • Soliciting, petitioning, picketing, or distributing materials without prior authorization
  • Commercial photography, videography, or filming without authorization
  • Unauthorized overnight parking or camping
  • Leaving bags, packages, or personal property unattended

Failure to comply with this Code of Conduct may result in removal from the property.

Electric Recreation Vehicle Policy

To help ensure pedestrian safety, the following rules apply to e-bikes, e-scooters, hoverboards, and similar electric recreation vehicles:

  • No riding on sidewalks or pedestrian walkways
  • E-bikes may not exceed 20 mph; e-scooters may not exceed 15 mph
  • Riders must obey all traffic signs and yield to pedestrians
  • Riders under age 16 may not operate Class 3 e-bikes
  • Vehicles must be parked in designated areas and may not obstruct walkways or entrances
  • Reckless riding, stunts, or unsafe operation are prohibited
  • All riders must comply with applicable local laws, including City of Overland Park regulations

Failure to follow these guidelines may result in removal from the property.

Bluhawk is privately owned property. We reserve the right to refuse entry, remove individuals from the property, or involve law enforcement when necessary to maintain a safe environment.
