Overland Park, KS – November 20, 2025 – Bluhawk, the breakthrough destination at The Center of Sport + Lifestyle being developed by Price Brothers, celebrated the groundbreaking of the 160,000-square-foot second phase of planned retail, dining and entertainment earlier today. Positioned directly north of project anchor AdventHealth Sports Park at Bluhawk, Phase 2 will energize the heart of the project, creating a vibrant epicenter within this first-of-its-kind mixed-use development and delivering an integrated and dynamic experience for visitors and residents throughout Overland Park and surrounding region.
Phase 2, scheduled to open Spring 2027, will bring elevated retail, dining, service, entertainment and gathering spaces to Bluhawk, complimenting AdventHealth Sports Park and the 280,000 square feet of retail currently open and operating including Cosentino’s Market, TJ Maxx, Ulta, Barnes & Noble, J. Crew Factory, Panera, Five Guys and many other national and local brands. The next phase will follow the Spring 2026 opening of the Holiday Inn Express, providing visitors with a convenient, on-site hospitality option.
“Bluhawk, which is unlike any other mixed-use project in the country, has already proven to be a catalyst at the center of sport and lifestyle with over 4 million annual visits for shopping, dining, entertainment, and while participating in competitions or daily training at the sports park,” said Bart Lowen, Vice President at PB Development, the development affiliate of Price Brothers. “We’re extremely excited to begin construction on Phase 2 where we’ll bring an elevated experience to the heart of Bluhawk that creates an energetic and immersive sense of place, weaving together competition, convenience and community into a cohesive environment.”
The next phase features curated retail, dining and service options including new-to-market concepts alongside local and national favorites. Multiple gathering spaces will host concerts, farmers markets, community activities and watch parties. The welcoming design incorporates lush landscaping, water features, artwork, and intricate architectural details that encourage guests to shop, dine, celebrate competitions, or enjoy free entertainment with friends and family.

“For over 100 years, Price Brothers has been delivering impactful projects serving the Kansas City market, growing in tandem as the region has flourished,” said Kent Price, President of Price Brothers, Bluhawk’s owner and operator. “We believe Bluhawk is a legacy project that showcases how integrating retail, residential, office, healthcare, hospitality and a state-of-the-art sports park can create a destination that supports our community while leaving a lasting impact on visitors from around the country, whether they’re here to enjoy sports, lifestyle or both.”
“This celebration marks a tremendous milestone for Overland Park,” noted Overland Park Mayor Curt Skoog. “Price Brothers is delivering a premier development that directly supports our vision of creating dynamic, high-quality live-work-play destinations across the city. This project is a powerful magnet for growth, enriching the experience for neighbors and securing a vibrant economic future for this area of Overland Park.”
New tenant announcements are expected in early 2026. Additionally, plans are underway for the next phase at the AdventHealth Sports Park with details to be announced in the near future.
“From sports to shopping, Bluhawk demonstrates how the STAR Bond program can create a tourism destination, energize a community and serve as an economic engine where everyone can benefit,” Lowen added. “We’re fortunate and grateful to have the support and encouragement of Overland Park and the State of Kansas as we continue to move this project forward.”
